Home Watch Findings 4/21/2024

Leaking Front Load Washer
The water valve to the front load washer was left on and clothing left inside. The washers valve started to slowly leak causing the tub to fill with water and drip on the floor.
Frozen Freezer
An old refrigerator seal failed allowing ice and frost to form inside the freezer identified during our Shield Home Watch Service Call in Parrish Florida.
Discrete Irrigation Damage
During a weekly test of the irrigation system our home watch specialists identified a leak that went unnoticed by the HOA landscaping team.

During a Home Watch Service Call our team found some erosion around the back-flow preventer. We tested the irrigation system and found a break in one of the zone line.

AC Fan Failure with Freeze Up 1
The AC fan failed causing the AC coils to freeze up. The constant freezing / thawing cause water damage around the AC unit.

Bahama Shutter Damage 1

Slipped Roof Tile
A roof tile slipped during a recent rain storm allowing water to get to the water membrane underneath caught during our Shield Home Watch Service Call in the Cresswind Lakewood Ranch community.
Fallen Shower Curtain
Shower curtain fell down and the curtain was laying over the tub with the toilet open in a LakeHouse Cove at Waterside community caught during our Shield Home Watch Service Call in Lakewood Ranch and Manatee County!
Vehicle Trickle Charger Fail
The trickle charger for the customers vehicle failed and was not charging the car. After trouble shooting (GFCI, Breaker, Battery, Connections, etc) the customer ordered a new one.
Thermostat Battery Low
Smart thermostat was flashing “Very Low Battery – Replace Now” found during our Shield Home Watch Service Call in Lakewood Ranch and Manatee County!
Stucco Cracking in Window Corner
New stucco crack that started at the corner of the white vinyl window going town to the lanai pavers found during our Shield Home Watch Service Call in Lakewood Ranch and Manatee County!
